We’re building SEABOARD Capital Partners to become a preeminent real estate investment and management firm with a defined strategy investing in U. S. East Coast, waterfront and coastal markets.
To do this, we’re building long-term limited partner relationships with family offices, high-net-worth individual investors, and institutions to deploy long-term capital into resilient, income-generating, assets, combining institutional discipline and stewardship of capital with deep, local, market expertise to provide outsized returns for our capital partners and positive cultural returns for the communities we invest in.

SEABOARD Capital Partners’ singular purpose is to consistently produce outsized annualized returns on investment for our limited partners by owning low volatility, low risk, appreciating assets that support profitable revenue streams.
To accomplish this, we’re implementing a comprehensive strategy to acquire waterfront and coastal, core assets and trophy properties, in select, U. S. East Coast markets.
Our primary focus is on marinas (especially those with upland development potential), that can benefit from active management along with disciplined stewardship of capital inflows and allocation, to drive durable revenue streams and long-term value for our capital partners.
Our core focus is on marinas for several reasons; among them these two stand out:
1) Institutional interest continues to grow due to the asset class’s resilience, high occupancy rates (often 95-100%), and limited competition from new builds.
2) In its U.S. Real Estate Market Outlook 2024, Coldwell Banker Richard Ellis (CBRE) states this: “The industry that offers the most compelling supply and demand fundamentals in commercial real estate is marinas.”
Beyond our decades of personal experience and exposure to this market, these alone are enough to drive us into this lucrative, alternative asset class.
